NOTES FROM THE NICHE / August 2026

Thinking in decades, not quarters

The best BTR investments are underwritten on real demand and held through cycles. Here's what that lens changes.

Every development deal is pitched on a timeline that assumes a good outcome. The interesting question is what a community looks like in year ten, when the assumptions have been tested and the marketing is long gone. Underwriting for a decade means starting with demand that does not depend on sentiment: employment within a reasonable drive, households forming faster than the local stock can absorb, and rents that stay a sensible share of local incomes. It means resisting the unit count that only works if absorption stays perfect. It also changes what you build. When you expect to hold, durable materials and a layout that still makes sense in ten years are worth more than a finish that photographs well today. Operational cost per unit becomes a design constraint instead of a line item someone else owns. The discipline is hardest at the top of a cycle, when land prices flatter everyone and the easy comp justifies the next one. That is exactly when the long view costs the least, because you are still choosing rather than confirming a decision the market already made for you.
